A Company Commitment to Green Grows
KDC's commitment to "green" began a decade ago, at a time when the concept was still considered unconventional. The company completed its first "green" project in 1999 for the Environmental Protection Agency's (EPA) regional headquarters in Kansas City. The development was awarded the prestigious Presidential Closing the Circle Award, for the "green" building. In 2001, KDC completed the Ford Premier Automotive Group (PAG) headquarters in Irvine, Calif. It was the first Ford building and the first building in Orange County to qualify for Leadership in Energy and Environmental Design (LEED) Certification from the U.S. Green Building Council (USGBC).
Today, 70 percent of KDC's projects in development are "green," and pursue LEED certification. LEED is a voluntary third-party system where building projects earn credits for satisfying specific green building criteria.
Murray Newton, executive vice president and a LEED Accredited Professional, directs the KDC team in the implementation of LEED certification and the selection of LEED experienced professionals for the company's "green" projects.

Intellicenter is born
In October of 2004, KDC conducted a survey of 50 existing clients and brokers to assess the changing needs of Corporate America. Clients were asked to rank a list of building features in order of importance. The overwhelming response was a desire for "green" buildings including: large floor plates, high-density parking and efficient work areas.
As a result of this study, KDC launched Intellicenter™ - a branded, high-performance, "green" office building program in multiple markets across the U.S. in October of 2005 with Prudential Real Estate Services as the development partner. The partnership will result in 2 million square feet of speculative office buildings with a projected commitment of $250 million.
Intellicenter's Today
Intellicenters offer tenants a variety of features that are typically only available with build-to-suit projects. These features include: raised access flooring; under-floor air distribution; large efficient floor plates and parking ratios of 5 to 6 per 1000. Additionally, Intellicenters are LEED-certified in accordance with the criteria set forth by the U.S. Green Building Council (USGBC).
